Edmonton sits in ASHRAE Climate Zone 7 — one of the most demanding climates in North America for residential energy performance. A well-insulated home here is not a luxury or a "green" initiative; it is a fundamental requirement for comfort and reasonable heating bills. Here is where insulation upgrades deliver the most return.
Attic Insulation: The Highest ROI Upgrade
Heat rises. In an under-insulated home, a significant portion of your heating dollars escape through the attic. Alberta's current building code requires R-50 attic insulation for new construction. Many Edmonton homes built before 2010 have R-20 to R-30. Adding blown-in cellulose or fibreglass to bring attic insulation up to R-50 or R-60 is the single highest-return insulation investment available.
Basement Walls: Spray Foam vs. Batt
Spray polyurethane foam (SPF) applied directly to the foundation wall is the standard in quality Edmonton basement developments. It provides both insulation (R-5 to R-7 per inch) and an air and vapour barrier in a single application, eliminating the need for separate housewrap or poly. Batt insulation between studs with a polyethylene vapour barrier is still acceptable under code but requires meticulous installation to avoid moisture problems.
- Attic blow-in to R-50: $2,500–$5,000 for most homes — typically pays back in 5–8 years
- Spray foam on basement walls (1,000 sq ft): $3,500–$6,000
- Exterior wall retrofit with blown-in (drill-and-fill): $4,000–$9,000 — longer payback but worthwhile for pre-1980 homes
- Air sealing (often overlooked): $800–$2,500 — addresses drafts at penetrations and dramatically improves comfort
In Edmonton, insulation is not an upgrade — it is the foundation of a functional home. Getting it right is how you control heating bills for the next 30 years.
